How to make money in F&B? (Or stop or prevent from losing money!)

There are several options for a management agreement. These include:
Outright purchase and lease of premises ZGolf purchases the F&B portion of your business, including all the liquor license, furniture, fixtures and equipment. The owner is paid a lease based on sales or a flat negotiated amount.
Partial lease
Same as above, but the original furniture, fixtures and equipment is part of the lease and remains the owner's property.
Joint Venture
The property owner and ZGolf golf form a new company and the F&B is spun off. ZGolf and the owner now are partners in a new operation that will pay the owner rent plus allows the owner to share in the F&B profits.
Management Contract
All income and expenses remain the property of the owner. ZGolf will bethe contract operator and will receive a management fee based on performance.
